The Southern Lake residential median sale price for June 2026 was $520,000, increased by 15.0% on the $452,000 recorded in June 2025. The market continues to demonstrate measured stability, with 12 total transactions recorded across all categories — a moderation from the 14 sales recorded in the same period last year.

Across all categories the Southern Lake district recorded 12 sales in June 2026, comprising 9 residential, 1 rural, and 2 section transactions. Bayleys Tūrangi accounted for 2 of these sales, maintaining a continued presence in the localmarket.

Activity in June was concentrated in the $500-549k band (2 sales), with steady engagement also observed across the upper price ranges. The lifestyle and lakeside segments continued to attract enquiry from out-of-region purchasers seeking a Southern Lake base.

The median days on market for residential sales sat at 93 days, decreased by 19.1% on the 115-day figure for the same period last year. Buyer enquiry remains steady through the winter months, with well-presented and realistically priced properties continuing to attract committed purchasers.

The Bayleys Super Prime Market Update for Q3 2026 shows the mainstream market continuing to move sideways, with elevated supply and ongoing global uncertainty keeping price growth subdued. In contrast, the super prime market ($5M+) is seeing renewed momentum from Golden Visa buyers. While sensitive land restrictions can limit purchasing opportunities, premium properties with waterfront positions, privacy, and exceptional outlooks remain in strong demand.
